Buying a new construction home is exciting—but it’s also very different from buying a resale home. This guide will help you understand the process, avoid common pitfalls, and feel confident every step of the way.


🔑 STEP 1: GET PRE-APPROVED FIRST

Before visiting model homes, connect with a lender to:

  • Understand your budget

  • Lock in financing options

  • Strengthen your negotiating power

👉 Pro Tip: Builders often have preferred lenders, but you are not required to use them.


🏘️ STEP 2: CHOOSE THE RIGHT BUILDER & COMMUNITY

Not all builders are the same. We’ll help you evaluate:

  • HOA and community plans

📝 STEP 3: REGISTER YOUR AGENT (IMPORTANT)

When you visit a model home for the first time:
